THE FOUNDER
Meet the founder
Santosh Kuruvilla studied hotel management in India, then earned a two-year Hospitality Management diploma at César Ritz in Switzerland, evaluated as equivalent to a U.S. bachelor's degree. He later completed Cornell University's Hotel Real Estate Investment & Asset Management certificate. His career took him from Nashville to Hershey, Atlantic City to Dubai, Singapore to Vietnam, and the Florida Keys to California.
He served on the opening teams of some of the world's most ambitious resorts:
Borgata Hotel, Casino & Spa, Atlantic City
Atlantis The Palm, Dubai: 1,539 rooms, 19 restaurants and bars, a 42-acre water park
Marina Bay Sands, Singapore: an $8 billion, 2,561-room resort, where he built a department of 340+ people from zero
InterContinental Danang Sun Peninsula, Vietnam, working alongside architect Bill Bensley
At The Resort at Pelican Hill, he ran operations at a $185M-a-year resort with 950+ team members, holding Forbes Five-Star and AAA Five-Diamond standards while keeping costs in check. Irvine Company then asked him to open Villas Fashion Island, a 524-unit luxury residential community run to a hotel standard. It reached 96% occupancy and a resident NPS of 92.
As COO of TMC Hospitality (Bode and Drift Hotels), he joined when Bode, an apartment-hotel concept, existed only on paper. The team built the service model and operating playbook from scratch and scaled it into a portfolio of operating hotels across the U.S. and Mexico. The opening hotel was profitable in four months, #1 on TripAdvisor, and kept 86% of its team.

Why BOC exists
Santosh kept watching developers and owners bring hospitality into their projects with nobody on their side who had actually run a hotel. In 2022 he founded BOC Hospitality Advisory to fill that seat. The firm works for the capital, never for the operator or the brand. Every engagement is led by Santosh personally, supported by specialists in finance, market research and executive search.
Off the clock
Santosh is a believer in irrational generosity, in hotels and in life. At home in Mission Viejo, you'll find him playing cricket with his two boys or sharing a good bottle of wine with his wife.
