How we're paid
Your operator earns a base fee, plus an incentive fee only when your hotel performs. We think your advisor should be held to the same standard.
So we work the same way. A monthly fee covers the work. A share of the upside comes only when we deliver the results agreed together at the start. You define what success looks like.
Part of our fee is at risk. If we don't deliver what we agreed, we don't collect it.

Questions owners ask
What does a hotel owner's representative do? Protects your interests against your operator: reviews performance against the management agreement, approves budgets and capital spending, and makes sure the hotel delivers the returns it should.
How is this different from my management company? Your management company runs the hotel. We work for you. No operator or brand pays us, so our findings are never softened to protect a relationship.
Do I need a full-time asset manager? Usually not, for one to five hotels. Fractional asset management gives you institutional-grade oversight for less than a full-time salary.
How do you charge? A monthly retainer for the work, plus an incentive tied to results agreed up front, such as beating budgeted NOI, better contract terms or a successful hire. Specifics depend on the asset; a 30-minute call is enough to scope it.
